Sandy Springs Georgia is located in northern Fulton County and about 20 some minutes north of downtown Atlanta. It’s home to approximately 104,000 residents and is part of the Atlanta metro area. It’s the seventh-largest city in the state and home to several major corporate headquarters including UPS, Cox Communication and Mercedes-Benz.

Sandy Springs covers quite a large area north of Atlanta. It’s bordered by the city of Atlanta to the south, Cobb County to the west and north, Roswell on the north, and Dunwoody and Brookhaven at the DeKalb County line to the east. There’s a small Panhandle in the Northeast, which extends between the Chattahoochee River to the north and borders a small section of Peachtree Corners.
Sandy Springs makes an excellent small-town destination as well as home just minutes from the big city yet surrounded by more than 900 acres of parks and natural areas. From independently owned restaurants and boutiques, to warm hospitality and family-friendly neighborhoods, Sandy Springs makes a wonderful place to call home, especially for those the commute to downtown or just like to play in the Atlanta area. It’s been rated as #19 is one of the best cities to retire in America and has excellent rated schools, minimal to low crime, a diverse nightlife, and multiple family options, and homes starting at about $250,000. The median home value is about $440,000 with median rent being about $1150. 54% of residents in Sandy Springs are renters with just 46 being homeowners. This is primarily due to the more affordable rental options than in downtown Atlanta yet a plethora of events, festivals, and things to do and see throughout the year.

Sandy Springs is predominantly an affluent community covering over 38 mi.² of North Fulton County. Most income levels and cost of living in Sandy Springs are a little bit above the national average, however, this doesn’t mean that real estate is out of the question. There are a lot of great housing values with mid-century modern designs, unique architecture, townhouses and condominiums, Victorian reproductions, and brick mansions. On average, residents spend about $400,000 for a bungalow or split-level ranch property all the way up to $10 million or more for gorgeous mansions, château’s, and estates. Any homes are surrounded by lush foliage and established landscaping making it one of the prettiest communities and Atlanta.
Sandy Springs has only been incorporated since 2005 as before that it was simply a suburb of Atlanta. This thriving, car-dependent community features lots of shopping options, award-winning dining, fantastic parks and recreational facilities, and is connected to MARTA, Atlanta’s transit system.
Families choose Sandy Springs specifically for the competitive schools and sports facilities. Three major hospitals in the area also make it attractive for families and retirees. These include the Northside Hospital, St. Joseph’s Hospital and children’s healthcare of Atlanta, which takes up nearly 40% of the beds in the city.
Sandy Springs parks and recreational facilities are probably some of the most diverse and beautiful around. There are 16 parks and green spaces with over 950 acres of parkland including lakes, parts of the Chattahoochee River, Morgan Falls, Abernathy Park with tennis courts and playgrounds, art centers and nature trails, and Heritage Green, a 4-acre park at the center of Sandy Springs new downtown development.

Schools
The schools in Sandy Springs are operated by the Fulton County school systems. There are several elementary schools, charter schools, private schools, two middle schools, and two high schools. The Atlantic-Fulton library system also operates a branch in Sandy Springs. These schools are rated as some of the best in the Atlanta metro area for academics, educational programs, and graduation rates.
Because Sandy Springs is close to the Chattahoochee River, residents enjoy outdoor recreation, event centers and senior facilities and enjoy hikes and trails, especially those to Morgan Falls. You’ll find farmers markets in the spring and summer, great shopping, movie theaters, festivals and events year-round. No wonder everyone loves Sandy Springs.
